SAM Magazine—Beaver, Utah, Sept. 15, 2010—The once defunct Elk Meadows Resort in Beaver, Utah, is stirring. It's been nine years since the southern Utah resort gave a lift up to riders, but new management has had the chairs recertified, the lifts painted, the runs cleared, and the lodges remodeled.





The new Eagle Point Club, as it is tentatively named, will open this winter. "We just want to get people up here," said John Gadbaw, Eagle Point's acting general manager. The resort posted notices throughout the Web in September, hoping to fill positions from operations manager to cashier. "We'll open when there's snow and we'll be competitive. Extremely competitive," Gadbaw added.

They'll have to be. There'll be no snowmaking, and no high-speed lifts. What they will have—what they've always had—is advanced and expert inbounds and backcountry terrain that rivals most runs in the Wasatch.

In the past, the mountain itself wasn't enough to keep the area running. Since it closed in 2002, it's been plagued by financial turmoil, fraudulent lenders, and a grandiose plan to turn the resort into a private club, a la the Yellowstone Club in Montana. That alienated locals, who had been the resort's bread and butter. The recession and real estate collapse destroyed any hopes of establishing a Yellowstone-style club.

Finally, in December 2009, after bankruptcy proceedings, the 1100-acre property and structures valued at more than $5 million, sold at auction for just $1.9 million.

The new buyers include some of the partners in the previous failed management. XE Capital Management, a hedge fund and private equity group run by Shane Gadbaw, is the new owner; XE Capital was involved with the previous owners, Mount Holly Partners, so they've had an interest in the resort all along.

While XE Capital hasn’t completely abandoned its luxury-resort dream—it hopes to build 800 luxury homes surrounding the resort next year—John Gadbaw, Shane's dad, said they're working moment to moment. This season, anyone and everyone is invited. For the future, John Gadbaw said the new owners "hope to structure some sort of private/public ski area."

Investor to reopen ski area near Beaver

BEAVER, Utah (AP) -- A businessman who says he acquired a defunct Utah ski area from bankruptcy plans to reopen Elk Meadows under a different name.

Shane Gadbaw says he will operate Elk Meadows as a public ski area this winter instead of a gated private resort that was a plan of the most recent investors.

Gadbaw told The Salt Lake Tribune he will price lift tickets at $45 for adults and $32 for seniors and children.

Gadbaw plans to name the ski area Eagle Point.

The ski area, about 200 miles south of Salt Lake City, has stood idle for eight years. It has four chair lifts and 36 runs.

After being dormant for eight seasons — and going through a contentious period when it was promoted as an exclusive private resort — the former Elk Meadows Ski Resort east of Beaver plans to reopen this winter as Eagle Point.

“Our goal is to be family friendly, deliver outstanding dining,amenities and service, and appeal to those who might be looking to get away from the crowds,” said CEO Shane Gadbaw.

He acquired the resort in a bankruptcy proceeding involving the would-be developers of Mount Holly Resort. They had hoped to turn the southwestern Utah resort into a gated community with a private ski resort and a Jack Nicklaus golf course, but encountered financial difficulties and resistance from many property owners.

Gadbaw intends to open the ski area Dec. 15, weather permitting. He said daily lift tickets will cost $45 for adults, and $32 for seniors and children. The resort will have 36 runs covering 400 skiable acres, served by one quad chairlift, one triple chair and two double chairs.

The resort is almost equidistant between Salt Lake City and Las Vegas, about 210 miles away.

How do you get from the two lifts in the bottom right to the rest of the mountain? It looks like the runs only go down to those areas and not back

Not sure, but I'll ask tomorrow. Exactly which two lifts are you referring to?

By the way, it is no longer Elk Meadows - it is now Eagle Point.

I think it says the Canyonside and Lookout lifts on the map. There doesn't look to be any way to get from that area of the mountain to the Avalance, Little Eagle, and Skyline areas

I will ask. I'll be there prepping for the load test on the Village Lift - new Emax drive and control.

During the last incarnation of this area you could ski from Elk Meadows (upper area) to Mt. Holly (lower area) but needed to take a shuttle bus to go the other way. It also appears that the Holly Heron-Poma double is no longer on the map but the runs it serviced are. Anyone know if it's still standing?

Emax, the Village (now going to be called Canyonside) double is a used Yan double, correct? Any idea where it came from and when? I think it was around 1997.

The Holly Heron Poma lift I believe was removed, in fact one of the folks at the former Elk Meadows had it listed here on the site. I also know that a resort from Idaho went down to pick up some parts from it, so I think it's a safe assumption that that lift is history. Also the platter lift was removed I believe, or at least that was their plan earlier in the summer/fall.

Second ski resort opens in southern Utah

BEAVER COUNTY -- Southern Utah residents now have two nearby options when the urge to go skiing or snowboarding hits them. Eagle Point Utah's 14th and newest ski resort, is now open for business.

It's located about 18 miles east of Beaver and Wednesday was the grand opening.

"It's fantastic, and it's only going to get better," said St. George resident Erik Gueller. "I can't believe how much snow is already up here."

Eagle Point is located where Elk Meadows ski resort used to be. Elk Meadows last operated eight seasons ago, before the owners declared bankruptcy.

"I remember everybody saying this was such a great hill," said James Videla of St. George, "so now it's just awesome to finally have some investors open it back up for everybody."

That investment team is led by Shane Gadbaw, the founder of Xe Capital Management based in New York City. Last year, Gadbaw and two other investors paid $1.6 million to bring the old Elk Meadows property out of bankruptcy.

"Before we bought it, we did a lot of studying of what went wrong with the guys in the past, and we don't want to get into that, but we're pretty comfortable we're doing something different," said Gadbaw.

Gadbaw's team decided to buy the resort during the stock market crash because the price seemed right.

"It was one of those rare opportunities that came up," said Gadbaw. "The timing was good. The market had crashed and we were willing to take the property, warts and all, and clean it up."

Some of those improvements include the resort's two lodges -- the Skyline lodge and the Canyonside Lodge.

The resort's five lifts are also reconditioned, and workers did a lot of improvements to the infrastructure.

Eagle Point's vision is to be a family friendly destination.

"We've got something for everybody here, so you should feel right at home," said Gadbaw.

As excited as Gadbaw is, Beaver mayor Mark J. Yardley may be just as happy. He says the new ski resort is going to help those in his city who have been hurting from the down economy.

"To come in those doors today and see our local people up here working, it was a blessing," said Yardley. "Some of those folks have been needing a job."

Eagle Point's first day is already attracting new skiers and snowboarders. Kassidy Keller and her husband decided to celebrate their seven-year anniversary on the resort's first day. "It's kind of fun to be here on the opening while we're celebrating something too," said Keller, a St. George resident.

Others were just happy to have a choice in local skiing.

"Brian Head is great, and I love Brian Head," said Gueller, "but it's nice to have a little bit of variety, too."

Eagle Point will have 40 runs and is expecting more snow this week.

"It's awesome," said Videla. It's nice there is another option now for sure."
